Free Staging and Professional Photography

When selling your house, it’s so important to lead with your best foot forward. Presentation, above all else, is what sells a home. Did you know - based on a 2021 study conducted by the National Association of Realtors - houses that are staged spend 73% less time on the market than their un-staged competitors? And that 85% of staged homes sold for 5-23% over their list price?

This is why I offer free staging for all my listings. This is not a standard service, nor is it offered by the majority of real estate professionals, but my job is to sell your home as quickly as possible, and for the most amount of money possible. The best way for me to do that is to make sure I have a product that attracts as many eyeballs as possible, and I don’t believe that should be at my clients’ expense.

Great photographs are just as important as staging. I work with amazing photographers to get the pictures that will be sure to grab the public’s attention. And I make it a point to always meet with the photographer at the property, and make sure that they take all the best photographs that will be sure to stop your buyer from scrolling.

Comprehensive Pricing Strategy

Price always matters. But did you know that there’s no one set price for a home? Beware of realtors that give you a listing price without first looking at your home and learning your needs and motivations.

If you are in no hurry to sell, and would rather hold out for the best possible price, your asking price would be different than if you absolutely need to sell right now. Your house is also most likely not like every other house in the neighborhood, so using an average price per square foot will never do your listing justice. There’s a lot that goes into pricing, and you need someone with experience and expertise to help you come up with a listing price that works for your specific situation, and your specific property.

Expert Negotiation

Most of the time, buyers aren’t just going to give you the price and terms that you want. You will need to know when it’s appropriate to ask for better terms, and how far you can push without losing the deal. It takes a very skilled negotiator to help you navigate the nuances of negotiating the sale of your home.

There are many negotiations throughout a real estate transaction. There’s price, terms, repairs, credits, and sometimes you may even negotiate price a second time!

I’ve spent years negotiating real estate transactions on both sides of the deal. I’ve represented investors who always need to negotiate the best prices and terms in order to ensure the best possible profit. Before real estate, I spent 8 years negotiating against some of the biggest attorneys in the country, settling millions of dollars worth of bodily injury cases each year.

To put it bluntly, when it comes to negotiations, you will be hard pressed to find another realtor who has the skill and experience that I have.

One of the most overlooked aspects when it comes to hiring a real estate consultant, is who they know.

You may not have known this up until now, but I’m also an experienced real estate investor. Ive spent years cultivating strong relationships with all the best contractors and tradespeople in Southern Arizona, as well as escrow officers, real estate lawyers, and beyond. I’ve hand selected my favorites, and unlike other investors, I share them!

Marketing Matters

Most real estate agents are going to tell you that all you need to do to market your listing is upload it to the MLS, and all the websites and apps will do the work. But there so many more ways to ensure that your listing stands out and gets in front of more people.

We will make sure your listing gets the most exposure possible by using the right thumbnail picture and using the best picture layout, writing the best possible description (a sorely overlooked aspect of a strong listing), “coming soon” campaign, targeted marketing, and so much more!
